What about a brush? You could mention that you saw this brush in wallmart and thought she needs it, and is such a great tenant. You could say you buy all your tenants brushes to avoid any suspicion.

Then offer to comb her hair with it, try and get her to sit on your bed, dim the lights and put on some candles, and mood music (all available from wallmart).
